Housing units, offices and commercial spaces and underground private parking.
KËNDI is a mixed use housing, commercial and services building located at the western part of the city of Tirana, just outside Tirana’s Outer Ring Road, at Rruga Hamdi Pepa.
It features a 5-floor-high passage, connecting both physically and visually the internal recreative area to the main street. This tunnel-like passage, separates the building into two emerging volumes standing at an L-shaped position towards each other. These volumes are met and merged together by a third one, standing on top of both of them, forming the final volume of the building.
Following the site slope, the ground floor is on different levels along and throughout the building volumes, in order to make it easily accessible from every point along the main road and the internal recreative area.
The façade of the building is kept simple, with modular floor-to-ceiling windows and lodges and minimalist balconies, in order to enhance the ‘game of the volumes’. A touch of color is added to the window detail and balconies creating a playful panorama along the way when the building is seen from different points of view.
